Hall County lists the lot as Land Lot 94, 10th District, Lot 11, Plat Book 107, Page 60. The Sydney on Lanier Subdivision has high priced homes, and unlike most other waterfront developments on Lake Lanier, shopping and restaurants are only a few miles from the subdivision. And Gainesville Marina is only 1.6 miles from the lot. The HOA fee is $300/year, There is no chance for a dock because the cove is too narrow by current regulations, but this lot has the most gentle slope from the street to the cove. City water, electrical power, and other utilities are in the street, but a septic system will be required.
